A level 1 building survey (condition report) represents the most fundamental among the trio of survey options. This survey is tailored for homebuyers or property owners seeking an impartial and professional assessment of a property's condition. It is ideally suited for modern, conventionally constructed properties rather than those that are older, have complex features, or have been neglected. Our surveyor performs a visual examination of the property.

They do not conduct any tests on the building's materials or systems. The report does not offer repair or maintenance advice. Should there be areas where the surveyor cannot confidently conclude, the report will suggest further investigations to ensure a thorough understanding of the property's condition.

Level 2 building survey

A Level 2 survey is ideal for individuals seeking a professional evaluation of the primary components of a property. Well-suited to most properties built in conventional styles, to aid in making informed decisions and taking appropriate action. However, it may not be the best fit for properties that have undergone significant modifications, are uniquely designed, historical in nature, or have been poorly maintained.

The most popular type of survey, offering a comprehensive online overview of your prospective home. In this evaluation, our surveyor conducts a visual inspection of the property. However, they do not perform any tests on the building's materials or systems, including electrical, plumbing, or heating systems.

Level 3 building survey

Our Level 3 survey is tailored for unique or older properties, including those pre-dating 1850, with unconventional designs, major extensions, or significant defects. This detailed survey covers the structure, systems (electrical, plumbing, heating), and grounds, plus safe-to-access hidden areas like attics and cellars. It involves operational checks of the building's systems (with occupant's permission) rather than material testing. The report provides an in-depth analysis of construction methods, material condition, and defect significance.
